FOURTH KEYCREATIVE · COMMERCIAL

REVENUE

Smarter decisions. Stronger performance.

Pricing, distribution and direct demand work best together. We help your team understand the commercial levers and make decisions around your property’s actual demand.

WHAT WE CAN HELP WITH

From the idea
to the detail.

  • Revenue strategy and channel mix
  • Rate, inventory and length-of-stay logic
  • Forecasting and reporting priorities
  • OTA content, promotions and parity review
  • RMS selection, setup and team training

WHAT YOU LEAVE WITH

A defined outcome.

Clear commercial priorities, an agreed revenue approach and the reporting or configuration defined in your scope.

WHEN IT MAKES SENSE

OTA dependence, fragmented pricing decisions, underused revenue systems or a team that needs senior commercial support.

Deliverables, fees and timing are agreed in a written scope before work begins.

SOUND FAMILIAR?

Signs it may be time to talk.

Pricing, OTA optimisation, channel mix and direct-booking conversion are connected. We review them together so one fix does not undo another.

WHO IT HELPS

Independent hotels with fragmented pricing decisions, high OTA dependence, an underused revenue system, or no senior revenue lead on the team.

  • A large share of bookings arrive through discounted OTA channels.
  • Rates barely change from one season to the next.
  • Rates, availability or room types do not match across channels.
  • Commission costs keep rising, and it is hard to see what each channel really contributes.

ILLUSTRATIVE SCENARIOS

How we could help.

These are examples of situations we commonly see and how we would approach them. They are not completed client projects, and every engagement is scoped to the property.

  1. Heavy reliance on discounted OTA bookings

    THE SITUATION
A hotel receives most of its bookings through OTAs, often via promotions, and commissions are eroding margin.
    WHAT WE WOULD DO
We would examine net contribution by channel, OTA promotions and visibility settings, rate structure and the opportunities to win more direct bookings.
    THE AIM
A healthier channel mix, with OTAs used deliberately rather than by default.
  2. Similar pricing all year round

    THE SITUATION
A seasonal property uses broadly the same rates throughout the year, leaving value behind in peak periods and struggling to stimulate demand in quieter ones.
    WHAT WE WOULD DO
We would review demand patterns, booking pace, room types, restrictions and the data available, then develop a more informed pricing approach the team can apply.
    THE AIM
Pricing that responds to real demand, with clear logic behind every rate decision.
  3. Inconsistent distribution across channels

    THE SITUATION
Rates, availability or room mapping differ between the booking engine, channel manager and OTAs, causing parity issues and guest confusion.
    WHAT WE WOULD DO
We would review the distribution configuration end to end and coordinate the agreed fixes with the hotel’s team and its vendors.
    THE AIM
Accurate, consistent distribution that the team can maintain with confidence.

COMMON QUESTIONS

Revenue questions, answered.

Have a different question? Ask us directly.

Do you take over day-to-day pricing?

That depends on the scope. We can review and redesign the pricing approach for your team to run, or provide ongoing senior oversight through the Fourth Key Advisor™. Responsibilities are agreed in writing first.

What data do you need for a revenue review?

Usually historical occupancy, ADR and revenue by channel and segment, current rate structures, channel manager and OTA extranet reports, and any forecasts or budgets. We agree how this is shared securely once a scope is in place.

Can you help us choose or set up a revenue management system?

Yes. We are vendor-neutral, so we can help define requirements, compare options, support setup and train the team, without a commission from any provider.
